What do you do if a listing agent delays presenting your offer? I found a foreclosure that just came on the market. My husband who is a new agent in another county presented this listing agent with a full price purchase offer along with loan pre approval. We scanned an emailed the docs to her. We believe the listing agent is delaying the presentation of the offer in hopes of finding a buyer of her own (without co-brokering). She said she did not know when she could present the offer to the seller/bank because of weather conditions. Is making a phone call/sending a fax/email dependent on snow fall? Is there any recourse for stalling?? I looked up the listing agent and she IS a broker.

gave us the impression that the offer would have a better chance if it was not a co-broker sale.

offered to pay a referral fee but it seems as if she wants both sides to do anything with it.

he have to give up the buyer and commission to get this offer looked at.

the buyers are my parents. we're OK with the bank taking time to go through their process. We just want to see that the offer gets in so it can start. We talked to the listing agent/broker again today.

said she would submit it, but she sounded hesitant. At this point we don't know how and if we need to verify she really did.

I am starting an email petition on illegals in Texas so we can have the law passed like Oklahoma did. I will be joining every email marketing there is for Texas residents so when it comes your way all legal Americans please sign. It will be great to have our state back! Thanks for asking! You have to be a registered voter to sign the patition. I don't check them,but you can bet they do.

is the whole part of being REGISTERED! town and state will be beside their names. I guess I should explain alittle more of how this email petition is going to be. I am starting an email petition where it goes to legal Americans in Texas,they must be registered voters. My P.O. Box will be on the email for them to send me a letter with opinion of the illegal status along with their signature,printed name,address,DOB,voters registration #,the county of registration,date of signing and notorized.

then all will be sent by my lawyer to the recipients.

I got an email from my isp saying I violated some kind of copyright law.

got me wondering. Is there anyway to know whether a site I visit collects my ip address or any other kind of identifying information? Lets say I go to a site on camcorders, can the site collect my info and then sell it to marketing people? Can I expect to get regular mail from Sony, Canon, and others on their new products?
